WHY DOES THE PROJECT NEED APPROVALS?
The project proposes an adaptive reuse of the existing building incorporating demolition of disparate past alterations, limited additions, extensive interior alterations and restoration of important signature façade elements for a majority of the exterior. The proposed mixed use of residential and hotel is not reflected in Irvington's current zoning text thus requiring amendments to allow a project of this type to move forward.
WHAT BOARDS / WHO REVIEW/S THE PROJECT?
As with all proposed construction projects in the Village, the proposed Adaptive Re-use project at The Cosmopolitan is required to undergo a thorough review process by multiple boards, including but not limited to the following and is open to public input throughout the process:
- Board of Trustees (BOT)
- Planning Board (PB)
- Architectural Review Board (ARB)
- Historical Society
- SHPO
- NYS DOT
WHAT PROPOSED FEATURES, ATTRIBUTES OR AREAS OF FOCUS WILL BE STUDIED?
The comprehensive review process will analyze and/or further explore traffic, infrastructure, environmental factors, and community impacts such as schools, municipal services, and neighborhood character.
