    CARLOS PEDRO

    OWNER, CARVI PROPERTIES

    Carlos Pedro is a hospitality entrepreneur whose career has centered on creating places that bring people together. From his early years as a restaurateur to his work reimagining hotels and mixed-use properties, Carlos approaches every project as a story waiting to be told — one that connects design, community, and everyday experience. His work combines hands-on operational insight with long-term stewardship, turning underused spaces into destinations that strengthen local identity and foster genuine connection.

    DEVELOPMENT PARTNER, Socius Development Group

    Scott is the Founding Principal of Socius Development Group, where he has directed the development of more than two million square feet of residential and hospitality projects in New York and Miami. With a deep understanding of financing, design, and construction, he approaches each project with sensitivity to context and long-term value. His experience navigating complex developments and market cycles informs a thoughtful approach to adaptive reuse, ensuring each project enhances both its surroundings and the community it serves.

    Carlos is an architect with more than 30 years of experience leading complex hospitality, residential, mixed-use, and commercial projects from concept through construction. Raised in a family of builders across Brazil, Portugal, and the United States, he brings a lifelong passion for craftsmanship and a holistic, collaborative approach to design. As Director of BBB’s Miami office and a leader in the firm’s Passivhaus and sustainability initiatives, Carlos continues to advance innovation and design excellence across both regions.

    ATTORNEY, Zarin & Steinmetz

    David is a founding member and Managing Partner of Zarin & Steinmetz, where he focuses on zoning, land use, real estate, environmental law, and litigation. With extensive experience in both State and Federal courts, he has successfully represented clients in complex cases at trial and appellate levels. Recognized as a “Super Lawyer” and among the “Top 25 Attorneys in Westchester County,” David is also frequently called upon to serve as an expert witness in his field.

    John has extensive experience managing traffic and transportation projects and feasibility studies for real estate, institutional, and government clients across the New York Metro and Hudson Valley regions. A leader in transit-oriented development, he brings deep expertise in balancing the priorities of both public and private stakeholders. Known for his collaborative approach, John effectively manages complex, multidisciplinary projects that require technical precision and strong community engagement.

    Rich is a civil engineer with over two decades of experience designing resilient, high-performing sites throughout the Hudson Valley and greater New York region. A licensed Professional Engineer in New York and Connecticut, he leads the design and permitting of mixed-use, residential, and community projects that integrate technical precision with environmental responsibility. With notable work including Stella in New Rochelle, Artis in Tarrytown, and the Enclave in Pleasantville, Rich brings a collaborative and sustainable approach that respects the character and context of each community.

    PUBLIC ENGAGEMENT, Nexus Creative Design

    Anastasia is Partner at Nexus Creative Design and the firm’s lead strategist for public engagement, storytelling, and community activation. She has designed inclusive outreach and narrative strategies that shaped projects like Envision in New Castle, White Plains DRI, and Cortlandt, weaving community voice into every step. With her background in brand strategy, visual identity, and written communication, Anastasia ensures that engagement is not just a phase but a lasting part of how projects connect with people and place.

    PUBLIC ENGAGEMENT. Nexus Creative Design

    Jaclyn is Principal and co-founder of Nexus Creative Design with deep experience in both architecture and civic process, and she leads the firm’s public engagement efforts. She has guided community outreach and visioning work across projects such as WMPF, LULA, and Envision in New Castle, and she also brings her architectural expertise to municipal, commercial, and residential work. Jaclyn’s approach balances design insight, stakeholder participation, and sustainable outcomes to help communities co-create built environments they can embrace.

    PUBLIC ENGAGEMENT, Nexus Creative Design

    John is Principal and co-founder of Nexus Creative Design and leads strategic public engagement efforts on major planning and redevelopment initiatives. His architectural and master planning background informs his ability to translate community input into built form—he’s been a key voice on White Plains DRI, WMPF, LULA, and Envision in New Castle. John’s decades of municipal and regional service (including his longtime work with Ossining’s planning board) give him a grounded understanding of how design, policy, and public participation intersect.
